A riverfront condominium project may finally be built in Halfmoon, following more than eight years of development. Our C.J. Spang brings us the details.
HALFMOON, N.Y. –244 units on more than 36 acres along the Mohawk River. That's just a portion of what's included in the Halfmoon Village and Yacht Club proposal that has been approved by the town board.
"You can imagine after all these years and the investments and all the different investors, how thrilled our client is," said John Montagne of The Chazen Companies. "This is a real milestone."
The development will also include a community clubhouse, private marina, public canoe and kayak launch as well as a public park.
"There has been an interest in getting access to the river again and having riverfront living," Montagne said. "(This is) one of the few properties in the town of Halfmoon that has the ability to do that."
There are some people that don't support the project and the town board voted three to two to approve the planned development district the project needed to move forward.
"It's over 10 units per acre, which is what our typical PDD allows," said Halfmoon Supervisor Mindy Wormuth, who voted against the project. "And the infrastructure in the area I feel is lacking in order to support that density.”
Despite the concerns, which the developers say they're addressing, people we talked to say this project can be a good thing for the town.
"I love that we're opening up the riverfront access. It fits in with our riverfront visioning plan," Wormuth said. "We will make it work and it will be a beautiful project at the end of the day."
"We think that it's a win-win for the community as well as for the developer of the property," Montagne said.
The project will be built in three phases and pending other approvals, the owner hopes to start work this summer.
